As a Boise-based home builder and remodeler, we completed this turnkey 700 sq. ft. pool house and art studio located in the Boise foothills, overlooking the Idaho State Capitol. From initial design, permitting, and structural and geotechnical engineering to full utility installation—including sewer, water, and gas—this project required detailed planning to meet Boise’s urban overlay requirements and strict fire-resistant building standards.

This beautifully constructed accessory dwelling unit (ADU) features a modern, functional design with scenic east-to-west views captured through custom trapezoid high-efficiency aluminum windows. The interior includes a full kitchen, lofted sleeping area, polished concrete “salt and pepper” floors, and a walk-in tile shower with penny tile finishes. Additional amenities include a tankless gas water heater, ductless mini-split system, and an outdoor shower, creating a comfortable and efficient living space.

The exterior combines stucco, fire-retardant cedar siding, and rusted steel C-channel accents for a clean, contemporary aesthetic. Due to the low-slope roof design, a durable TPO membrane roofing system was installed. We also completed the surrounding outdoor living space, including a full concrete patio with integrated drainage, stairs, and an in-ground heated pool with a hot tub and automatic cover.

From start to finish, this Boise custom build was completed in approximately four months, delivering a high-quality, thoughtfully designed living and entertaining space tailored to the unique landscape of the Treasure Valley.
